Real investors who renovate homes.

Hi, I'm Andy.
Real estate investor since 2021
I buy houses in any condition. Some need a full renovation. Others are ready to rent out as they are. Either way, I buy them for cash and then rent them out or sell them.
Because I pay cash, I don't wait on a bank. So I can buy in almost any situation: behind on payments, inherited, full of belongings or falling apart. My offer is honest: it reflects the house as it is, how fast you need to sell, and what it takes to resell it. I show you every number, and you pick the closing date.
I make money when I fix up and resell a house, so my price is lower than what a fixed-up house sells for. In return, I take on the repairs, the risk and the wait. I never push. And if you expect more than the comps support, I'll tell you honestly.

How we calculate your cash offer. Honestly.
Buyers and their banks go by what similar homes nearby sold for. So that's where we start, like a bank appraiser. Our in-house team checks every number.
What it would sell for, fixed upWe look at similar homes nearby that sold recently. These are called comps.
A real comp: sold in the last 6 months, less than half a mile away, same number of bedrooms and bathrooms, built the same way. Your offer comes with the real comps for your address.
Minus repairsWhat it costs to fix it up. We confirm this during a short visit.
Minus our costs and profitTaxes, insurance and bills while we fix it, the cost of selling it again, and a fair profit for our work and risk.
Your cash offerIn writing, with the comps attached, so you can check every number.
We buy houses in any situation.
No judgment, no pressure. Pick yours to see how we help.
Which sounds like you?
Probate, several heirs or you live out of state. We can wait for the court and buy the house with everything in it.
Sell an inherited house →In many cases you can sell your share, even if the other heirs aren't ready to sell. We can make you an offer for it.
Sell your share as an heir →Behind on payments or got a notice? Selling before the auction can protect your credit and the equity you have left.
Sell a house in foreclosure →Property taxes and liens are paid off from the sale at closing, so you don't need cash up front.
Sell a house with back taxes →Roof, foundation, fire or water damage, mold, code violations. Repairs are our job, not yours.
Sell a house that needs repairs →An empty house still costs taxes, insurance and upkeep. Sell it as-is and stop paying for it.
Sell a vacant house →Sell quickly and split the proceeds. We work with both owners and the court's timeline.
Sell a house during divorce →Late rent, bad tenants or costly repairs. Sell the rental with tenants still in place.
Sell a rental property →New job or moving closer to family. Pick a closing date that matches your move.
Sell when relocating →Cash offer or listing with an agent? Compare.
Every option has a trade-off. Here is the honest version.
| What matters | Sterling Home OfferCash offer, as-is | Listing with an agentAgentThe traditional way |
|---|---|---|
| Repairs and buyer credits | None, sell as-is | Usually needed, plus buyer credits in almost half of sales |
| Time to close | As fast as 7 days, or on your timeline | Usually 2–3 months, and 1 in 7 deals fall through |
| Fees and closing costs | None. We pay closing costs | About 6–9% of your price |
| Moving help | Free moving or cleanout, up to $20k early, stay up to 14 days after closingIf you qualify | On your own |
| Your price | Agreed upfront, in writing. No bank approval needed | Not certain: 1 in 5 listings cut their price |
| Showings | None | Strangers in your home |
| What you keep | An honest cash price, nothing taken out | More on paper, minus 6–9%, price cuts, credits and months of bills |
Two ways to sell. You choose.
Best if: you need to sell fast, the house needs work, or life got complicated.
- We buy it as-is, on the date you pick
- Not a home we renovate? A trusted partner investor buys it on the same terms
- Our team handles everything until closing
Best if: the house is in good shape and you have time.
- We sell your house on the open market
- Your price is agreed upfront, based on the real comps, and paid at closing
- No commission or repairs. Our fee comes from the sale
Not sure which is better? On the call we'll tell you what your house would likely sell for on the market and what you'd keep each way. Then you decide.
Usually not a fit for a cash offer: condos, mobile homes, 55+ communities, houses already listed, or owing close to full value.
Is Sterling Home Offer legit? Hear it from sellers.
5.0Google ratingI had a great experience working with Sterling Home Offer. Their communication was excellent throughout the entire process, and they made everything simple and stress-free. The team was professional, responsive, and very easy to work with. I truly appreciated how smoothly everything went and would definitely recommend them to others!
If youve never been thru probate consider yourself lucky. Its a mess. Sterling actually knew what they were doing which is more than I can say for the first 2 companies I called. They worked with my attorney and didnt make it harder than it already was. ✨
Got a job transfer with three weeks notice. Listing the house and waiting 90 days wasn't an option. Sterling gave me a cash offer on day one and let me pick the closing date. I moved on my schedule, not a realtors. Highly recommended!
House needed evrything. Roof, AC, plumbing, electrical, foundation had cracks. Got a quote for 95k in repairs on a house worth maybe 180. The math wasn't mathing. Sold to sterling as is and moved on with my life. Recommend them. Really simple and without headache
Working with Sterling Home Offer has been efficient and fun!

Questions about selling your house for cash? Answers.
How do I know you're legit?
Check us the way you'd check anyone. Read our Google reviews. Ask us for proof of funds. Your closing happens at a licensed title company or attorney, who holds the money and makes sure you get paid. We never ask you for money, and you can say no at any point before closing.
My house doesn't need repairs. Can you still help?
Yes. Most sellers come to us for speed and certainty, not because of the condition: a closing date they pick, no showings, no commissions and no deal falling through. If your house needs little work, the repair estimate is small and your offer is higher. And if you have time and want more, ask about our higher-price option: we sell on the open market and you get an agreed price, with nothing out of pocket.
Can the price change after the visit?
Only if we find something major that wasn't mentioned. We show you what we found and explain any change in writing.
How fast can I sell my house for cash?
You choose the date. We can close in as little as 7 days, or on a standard 30-day timeline, or later if you need time to move or finish probate. It depends on the house, the title work and your situation.
Can I sell if I'm behind on payments or have liens?
Yes. Mortgages, back taxes, liens and judgments are paid off from the sale at closing by the title company. If you're facing foreclosure, call us early: the more time before the auction date, the more options you have.
Are you an iBuyer?
No. iBuyers make offers with an algorithm, mostly on newer homes in good condition in larger cities, and charge a service fee on the sale. We're investors who buy houses in any condition and any situation, charge no fees, and you talk to a person, not an app.
How do you calculate my offer?
We start with what similar homes nearby sold for recently, fixed up. Then we subtract the repairs and our costs and profit. You get the offer in writing, with the comps attached, so you can check every number.
Do I pay any fees or closing costs?
No. There are no agent commissions, and we pay the closing costs. The price we agree on is what you get, minus only what you owe on the house, like a mortgage or liens.
Do I need to clean out the house or make repairs?
No. We buy the house as-is. Take what you want, like photos and keepsakes, and leave the rest. We clear it out.
How does the up to $20,000 before closing work?
If you qualify, we pay you cash early, once you sign, for a down payment, rent or your move. It's deducted from your proceeds at closing. How much depends on your house.
Can I stay in the house after closing?
If you qualify, yes. You can stay up to 14 days after closing, free. We pay the rest of your price the day you move out. If you stay past your date, a daily fee comes out of the rest.
What does the free move include?
If you qualify, all you have to do is pack. We pay the movers for a local move up to 50 miles, for homes up to 2,800 sq ft. You only pay for anything beyond that.
I inherited a house. Can you buy it?
Yes. We can wait for probate, buy the house with everything in it, and you can sign from wherever you live. If several heirs own it, we work with all of them.
Am I obligated to anything if I ask for an offer?
No. Getting an offer is free and there's no obligation until you sign. If it's not for you, just say no.
What houses don't you buy?
Usually not a fit for a cash offer: condos, mobile homes, 55+ communities, houses already listed, or owing close to full value. Call us anyway: we may still help with our higher-price option.
Do you speak Spanish?
Yes. ¡Hablamos español! Call or text (888) 260-1777.
